offers and discounts
We don’t have offers as such. Ducky rentals adhere to 'kids light the city' programs extending em through gifts to under 13 kids living in our apartments. You can check our social pollicies in about us section
Duckie rentals dont replace federal efforts to support our frontline troops in the war against darkness, it simply extend federal support through two recurrent gifts to our tenants if they house at least one brave kid. Gift will be usually a 217 euros check kids can use wherever they want, like handling their ancients. If u are out or in before gift check ur kid will get proportionate funds
We can modify ur apartment adaptive prices in some individual cases, like long runs mixed apartments plazas rentals though
Please dont ask us for discounts, even on those cases we dont follow strictly published prices it will be us offering to u. WE DO NOT BARGAIN
tennant requisites
We dont have any specific requisites. We dont do background checks. We have non symmetric generic requisites
Economic: tennant payments means a future risk we must valuate. Simple rules apply, u have credible future incomes, u will get a lesser deposit, u dont u still can rent this flat covering ur risk
Duration: One of duckies social policies is to provide a solution to often desperate people seekin short term contracts as spain enforces tourist fiesta / 50 years long static jobs "model" metro zones interest groups only. Keep in mind this policy, there is plenty of fiesta / "doble fila" avaliable rentals outside duckies
Behaviour: u respond by urself. We start with no common bans. U can smoke. U can get cats and dogs living together. U can play tuba instead arcade. But u will respond urself and u will be demanded damages inflicted. If necessary we will implement behaviour bans without entering age or social status limits
booking
We dont do reservations till 'coming soon' mode. We will follow some lousy first come first served policy
A small "exclusivity" cold spell deposit will be resquested if there is more than 7 days between booked dates and arrival date to freeze avaliabillity. Its a deposit not a fee. U will get it back in ur first month payments
It will have an adaptive nature, if u freeze avaliabillity for 25 days wont be the same than if u do for 15 days.we are working how to add extra guarantees for u in order to fight internet scams.We are talkin about adaptive cold spell 40 to 15 euros schema or similar
Apartment visits: adaptive rental terms means reservations need to be explicit. We will provide you with dates to visit flat but thats independent of avaliabillity rules and cold spells. To visit the apartment doesn't count into first come first serve rule, u will need to explicitly make ur reservation
No shows and rebooking: Booked dates are courtesy adaptive. If ur arrival date is delayed somehow we can work out some limited rebooking if its a matter of days, more than that will count as no show then u will lose ur cold spell deposit and rental will be made avaliable again
payments
We dont accept payments ,cept refered cold spell avaliabillity freeze, till arrival date. U can use ur courtesy payment days window to pay first month, but at least 50% of apartment deposit will need to be payed upfront on arrival date
We will provide u with a bank account to transfer that money if u dont want to bring cash with you
When/Where: You will have a payment days small window each month. In ur rental contract u will have an bank account where to transfer ur money. Failure to pay inside your courtesy days will automaticly cancel ur rental contract generating still a debt to be payed
Dont worry each month we will send u a detailed bill with amount to be transferred
Apartment bills: u can consult each compulsory apartment bill in its rentals section. u will have to pay compulsory bills usually services and energy bills ones. Rest is for u to contract as u wish and u will be made its payment responsible . We explicitly has no internet service in any of our apartments
U can ask us to help ya or contract some of those services, namely internet one, adding it to ur monthly payments
Apartment deposits: we have two kinds of deposits, a payment risk one, and a damages to property one outside what spain labels as "fianza".Its a more detailed way and makes it more adaptive to our tennants , instead very few abusers makin everybody pay as spain metro zones lobbies imposse. As long as u pay ur monthly bills and dont do significative damage to our property u will get em back when u leave us.
Payment risk one is dependent on easy and simply rules on credible future incomes, a job contract, previous taxes payments or similar, instead forcing non traditional (entreperneurs) or even non formal (youthsters) incomes out of renting. Its not duckies who legislate against non income youhtsters preciselly. Everybody is able to freeze cash as future income instead seekin costly bank papers or bein rejected from scratch. Its not duckies who forces financials fees, we just understand their services and dont seek jews to blame on our lousy country trouble
